Buying a villa overseas can be problematical. Local conveyancing laws and regulations, legal

and agency fees require explanation. Bridgewater will take the pain and strain out of sourcing and purchasing a property in Italy which can at times be an over-whelming task. Bridgewater will guide you through the whole process; from initial interest to completion. We can also rent and manage the property for you and  in some cases we will guarantee a rental income.

 

We only work with professional & certified architects, surveyors and estate agents in the area. Our local knowledge enables us to introduce you to reputable contacts, whilst our experience in the rental market over the last 30 years allows us to provide a forecast of rental values and the investment potential of your chosen property

 

Bridgewater offers a collection of hand picked properties for sale and also we are more than happy to source particular property to match your exact requirements and budget.  Our normal fee for overseeing your property purchase is 3 %.  If you have already found the property of your dreams Bridgewater will be happy to oversee the sale process for you for a 1% fee.  Agency fees are payable at signing of the compresesso.

 

If Bridgewater is sourcing a property for you, we will provide addresses and exact locations of properties on completion of an agreement signed by the prospective purchaser stating that you will buy the properties we present to you through Bridgewater.

 

below is a brief outline of the services included in the 3% fee:

 

STEP ONE:

- Sourcing your property: We have a wealth of contacts in the area meaning
that we can find the best properties and offer you an unrivalled personal
service. At this stage you can pick our brains on market prices and areas
that would be more practical or profitable for your desired investment.

STEP TWO:

-Forwarding of relative property proposals and setting up property viewing
appointments.
-We will arrange accommodation on your behalf for the duration of your stay
when viewing in Italy
-Accompanying you to appointments with translating if needed.
-Advice on the questions to put forward to the seller at this stage
-Any negotiating necessary

 

STEP THREE:

-Arranging your Codice Fiscale (Italian financial code) - required to
purchase a property.
- We will assist you in setting up a local bank account. (You cannot do this
without a Codice Fiscale)
- Arranging a mortgage if you need one
-  Arranging property insurance

- Advising you on the overall process of buying property in Italy ensuring
you are looked after, every step of the way.
Overseeing that all documents are presented in time for the sales act.
- Translation of the sales act in to English (Obligatory in Italy)
Setting up all required meetings with our affiliated notaio (notary public)
to purchase and register the property in your name.
-  Arranging your initial payments of local taxes.
- Arranging contacts / reliable caretakers who will manage your property for
you if you will not be living in it full time.
